How this valuation is worked out
The operating business trades at roughly 3 to 5 times EBITDA. Fuel produces most of the revenue but only a few cents a gallon; inside sales usually produce most of the profit. Real estate, when owned, is appraised separately as commercial property.
A worked example
A leased-site station with $185K of EBITDA from fuel, inside sales and lottery. At 3–3.5× that is $555K–$648K for the business. Owning the land would add its appraised value on top.
Multiple ranges reviewed September 2026, based on offers buyers in our network are making today. They are a guide, not a quote — see how the process works.
What moves your number
- Gallons pumped and the cents-per-gallon margin actually realised
- Inside store sales, food service, car wash and lottery income
- The branded fuel supply agreement and how much term remains
- Tank age and environmental history — a Phase I sets the timeline

Common questions
Is the property included?
No. The multiple applies to the business. Owned real estate is appraised separately and sold or leased to the buyer.
What slows these deals down?
Environmental assessment and licence transfers — fuel, lottery, tobacco and alcohol — usually set the closing date.
Does a car wash add value?
Yes, and buyers want its revenue and costs broken out, along with equipment age.
