How this valuation is worked out
Independent restaurants generally sell at 1.8 to 3.5 times EBITDA, or roughly 25% to 40% of annual sales. Franchise locations with an established brand price above independents. A favourable long lease can be worth as much as the equipment.
A worked example
$1.1M of sales with $150K of SDE. Independent restaurants trade at roughly 2–3× SDE, giving $300K–$450K, plus the value of equipment. A long, transferable lease at below-market rent is often worth more than the earnings multiple itself.

Common questions
Why do restaurants sell for such low multiples?
Failure rates are high and earnings are fragile, so buyers price in the risk.
Is my lease part of the sale?
Almost always, and the landlord has to approve the assignment. A short lease can stop a sale outright.
Does my liquor licence add value?
Yes, in states where licences are limited it can be a substantial separate asset.
