How this valuation is worked out
Brokerages are priced at roughly 2.5 to 5 times adjusted EBITDA, calculated from company dollar — what you keep after agent splits — less overhead. Agent retention risk usually means part of the price is paid as an earnout.
A worked example
A brokerage with $10M of GCI, $1.4M of company dollar and $750K of adjusted EBITDA after overhead. At 3–3.5× that is $2.25M–$2.6M, typically with part paid as an earnout tied to agent retention.

Common questions
What multiple do brokerages sell for?
Roughly 2.5 to 5 times adjusted EBITDA, lower where production is concentrated in one or two agents.
Why is the multiple lower than other service businesses?
Because agents are independent contractors who can leave and take clients with them, so buyers price that risk in.
Is property management included?
It is usually valued separately, on door count and fee structure, and often at a higher multiple.
