How this valuation is worked out
Garden centers are priced on seller's discretionary earnings for the operating business, with owned real estate appraised separately and saleable inventory added at cost. Wholesale and landscaper accounts that repeat are worth more than retail foot traffic alone.
A worked example
A garden center with $2.4M of sales and $265K of SDE, leasing its site with eight years left, and a third of sales going to landscapers. At 3.25× that is roughly $860K for the business, plus saleable inventory at cost.
Multiple ranges reviewed September 2026, based on offers buyers in our network are making today. They are a guide, not a quote — see how the process works.
What moves your number
- Whether the land is owned, leased, and on what terms
- Living inventory on hand, its age and typical shrink
- Wholesale and landscaper accounts versus retail walk-in only
- Greenhouses, irrigation and water access
- How much of the peak season depends on the owner personally

Common questions
How is the land handled?
Owned land is normally appraised and valued separately from the business, either sold alongside it or leased to the buyer.
How is plant inventory counted?
Saleable stock is usually added at cost on top, with overgrown, damaged or unsaleable material discounted or excluded.
Does the short season hurt the value?
It shapes it. Buyers look at whether the spring peak covers the year and whether there is fall, holiday or wholesale revenue to smooth it.
