How this valuation is worked out
Marinas are priced on earnings or net operating income, usually in the mid-to-high single-digit multiples, with the waterfront appraised on its own. Slip occupancy, the mix of slip sizes, and service, fuel and storage income drive the earnings; dock and seawall condition, dredging obligations and any submerged land lease drive the risk.
A worked example
A 180-slip marina with $2.2M of revenue and $480K of EBITDA, 95% occupancy, a service yard and a fuel dock. At 8× that is roughly $3.8M for the operation, with owned waterfront appraised separately and dock replacement deducted where it is due.

Common questions
Is the waterfront included in this number?
It is normally appraised separately. Waterfront land often carries more value than the operating business does.
How do buyers treat dock replacement?
They estimate the cost and take it off the price. Docks near the end of their life are one of the biggest deductions in a marina deal.
Does a submerged land lease hurt the value?
It adds risk, especially if the remaining term is short or the rent can be reset. Buyers discount for both.
