How this valuation is worked out
Most laundromats are priced on a multiple of seller's discretionary earnings, typically 3 to 5 times. Card-payment history, equipment age and remaining lease term move you within that range, and buyers cross-check against what the machines would cost to replace.
A worked example
A store with $340K of revenue and $94K of SDE, card system installed, machines averaging six years old and eight years left on the lease. At 3.5–4× that is $330K–$375K. Older machines and a short lease would pull it toward 2.5–3×.

What moves your number
- Remaining lease term and whether the landlord will consent to an assignment
- Equipment age — machines near the end of their life come off the price
- Card or app payment history, which lets a buyer verify revenue
- Utility cost per load and whether the store is attended or unattended

Common questions
What multiple do laundromats sell for?
Usually 3 to 5 times SDE, with lease term, equipment age and payment systems deciding where you land.
Does a card system raise the price?
Often yes. It creates a verifiable transaction record, which lowers a buyer's perceived risk.
Is the building included?
Only if you own it. Property is valued separately from the operating business.
