How this valuation is worked out

Independent gyms and studios are typically priced at roughly 2 to 4.5 times SDE, with larger or multi-site operations valued on EBITDA. Buyers look hardest at active member count, monthly churn, average revenue per member and how much of the base is under contract.

A worked example

A studio with 450 active members at $140 a month, 4% monthly churn and $180K of SDE, with six years left on the lease. At 3–3.2× that is $540K–$576K. Doubling churn and shortening the lease would pull it nearer 2×.

Common questions

What multiple do gyms sell for?

Most independent gyms and studios sell for roughly 2 to 4.5 times SDE, with larger operations priced on EBITDA.

Does churn really change the price?

Yes. Low, stable churn makes future revenue predictable and is one of the strongest drivers of a higher multiple.

What about franchised gyms?

The maths is similar, but the franchisor must usually approve the buyer, which adds time and narrows the buyer pool.
