How this valuation is worked out
The operating business trades at roughly 3 to 6 times EBITDA. Land is valued per acre against comparable sales, and equipment and improvements are valued on their own, either in-place or at auction value.
A worked example
An 800-acre grain farm with $180K of EBITDA in the operation. At 3.5–4.5× the business is worth roughly $630K–$810K — while the land at comparable per-acre values might be around $5.7M, valued entirely separately.

What moves your number
- Soil quality, water rights, irrigation and drainage on the land
- Lease terms — cash rent or crop share — and how long they run
- Livestock, quota and contracts, and whether they transfer
- Equipment condition and whether it stays with the operation

Common questions
Does this range include my land?
No. Land is by far the biggest piece for most farms and is valued per acre, separately from the operating business.
How is equipment valued?
In-place value if it transfers with a working farm; auction value if it will be sold off separately. The two differ significantly.
What about tax?
Land, buildings, equipment and livestock are taxed differently. Speak to a tax advisor before you structure a sale.
