How this valuation is worked out
Small food businesses are priced on seller's discretionary earnings, but the lease and the equipment often decide whether a deal happens at all. Where profit is thin, buyers fall back on what the build-out and equipment would cost to replace.
A worked example
A cafe with $780K of sales, $95K of SDE and eight years left on a lease at 8% of sales. At 2.5× that is about $238K. With only two years left on the lease and no renewal option, buyers price nearer the equipment value.
Multiple ranges reviewed September 2026, based on offers buyers in our network are making today. They are a guide, not a quote — see how the process works.
What moves your number
- Remaining lease term, rent as a share of sales, and assignment terms
- Wholesale or catering accounts that repeat, versus walk-in only
- Condition and age of ovens, refrigeration and espresso equipment
- Whether the owner is the baker or barista every morning

Common questions
What if my profit is very small?
Then buyers usually price close to the value of the equipment and build-out rather than a multiple of earnings, and the lease becomes the main asset.
Does a food truck sell differently?
Yes. A truck is a depreciating asset with permits and a commissary agreement attached, so buyers weigh the vehicle's condition and the route or event calendar heavily.
Do wholesale accounts increase value?
Usually. Repeat wholesale or catering orders are more predictable than foot traffic, provided they are documented and not tied to the owner personally.
